1. I Will Communicate with the referral, and do it quickly. I am giving out our business relationship name. I am saying that we (you and I both) value their business just as much,or even more, than I do individually. RIGHT AWAY I Call Them!! I Email Them and My Referral Partner!!! When ever possible I Meet with them!!!
2. I Give My Referral an Honest Appraisal of Their Chances of Getting the Mortgage Loan They are Seeking and Explain What Needs To Be Accomplished and The Time Line Requirments. That means, in most part, asking for, and persisting on getting, all the information I, my processor, my underwriter, etc. and my bank need to make decisions. I ask probing questions "sooner, rather than later". I put my arms around all referrals and then make an honest statement about what is available to them. I, for one, will not be upset with my referral partner if they say they cannot work with a client bacuse I know that first and foremost we are all working for and with THE CLIENT. While hearing that information may not be the best news my referral wants to hear, at least he or she will not be chasing rainbows, building up false expectations, and wasting time and money.
3. Once we take on the referral, understand, and meet, the mortgage contingency dates and closing dates set forth in the sales documents. Sure, the Realtor can assume this responsibility, or in my state, so can I. But the person who knows best about the transaction, and where it sits, is the Mortgage Originator. It is up to the Mortgage Originator to run with the ball here and follow through. The other real estate professionals in the deal will certainly help. But this transaction's financing is my responsibility!!!
1) They have years of experience successfully buying and selling homes in the local market.
2) They know the neighborhoods, schools, market conditions, zoning regulations and local economy.
3) They will do the legal and necessary leg work, keeping you up-to-date with new listings and conditions as they impact the market.
4) They are full-time realtors - anything less and you would be short changed.
5) They will guide you through the complexities of buying and/or selling a house thus eliminating hassles and stress.
6) They will not waste your time - when an offer is made, they will require acceptance or a counter offer within 24 to 48 hours.
7) You will be their ONLY client in the real estate transaction.
8) You will have the advantage of their personal, one-on-one attention, their experience, qualified, referral partnerships as well as their dynamic web, e-mail resources, and MLS portal.
